Atlanta’s downtown transformation is accelerating as Centennial Yards emerges as one of the most significant urban redevelopment projects in the United States, positioning Georgia’s metropolis to welcome millions of visitors in the years ahead.
Spanning 20.2 hectares (50 acres) of former rail yards and surface parking lots known as “The Gulch,” Centennial Yards is reshaping the heart of Atlanta into a vibrant mixed-use district featuring hotels, residences, restaurants, retail, entertainment venues, office space, and public gathering areas.
The project reached a major milestone with the opening of Hotel Phoenix in December 2025, bringing a new boutique hospitality offering to downtown Atlanta.
Another key attraction is set to debut on June 10, 2026, when Cosm opens its doors. The immersive sports and entertainment venue combines cutting-edge technology with shared viewing experiences, allowing guests to experience live sporting events and entertainment in a unique environment.
The timing is significant. Cosm’s opening comes just five days before Atlanta hosts the first of eight matches during the FIFA World Cup 2026, placing Centennial Yards at the center of one of the world’s biggest sporting events.
A key feature of the redevelopment is the Centennial Yards Trail network, designed to improve connectivity throughout downtown Atlanta. The trail system links major attractions, neighborhoods, transit hubs, and public spaces while encouraging walking and cycling. It forms part of a broader vision to create a more pedestrian-friendly urban core, connecting visitors and residents to destinations including Centennial Olympic Park, Mercedes-Benz Stadium, State Farm Arena, and the Georgia World Congress Center.
Developers envision the district as an active, walkable neighborhood where entertainment, hospitality, and public spaces seamlessly integrate. Extensive streetscape improvements, landscaped plazas, outdoor gathering areas, and pedestrian corridors are intended to transform an area that was historically inaccessible and underutilized.
When completed, Centennial Yards is expected to deliver approximately 800,000 m² of development, representing an investment estimated at more than $5 billion. The project is already attracting businesses, hospitality brands, and investors eager to capitalize on Atlanta’s growing profile as a global tourism, sports, and convention destination.
